Greenwood Forest Baptist Church, The Carying Place, and DHIC are partnering to partially redevelop the church site at 110 SE Maynard Road. The mixed use development, named “The Carr Center”, will preserve the primary worship space and add affordable housing (“The Canopy Apartments”), new daycare facilities, office space, and community programming areas for The Carying Place Journey Home program. The plan also includes town-owned land at 10 Kilmayne to provide additional affordable residential options.

About the development

DHIC plans to build 60-80 affordable units; some reserved for residents earning 80% of Area Median Income (AMI) or less and 20 reserved for The Carying Place Journey Home program participants, most of whom are at or below 50% AMI.

In addition to high-quality housing, the Journey Home Program teaches life skills, helps participants with savings, focuses on credit building, and empowers families to achieve long-term self-sufficiency. Recently, the organization updated their model to serve each family for longer periods of time in a graduated system allowing the family to develop self-sufficiency and reintegrate back into the housing market.

To pursue this vision, The Carying Place is partnering with Greenwood Forest Baptist Church (GFBC) and DHIC to build a mixed-use development on the GFBC property at the corner of Kildaire Farm Road and SE Maynard Road. After several years of visioning work with the GFBC congregation, The Carr Center redevelopment project on the church property includes multi-family units (“The Canopy Apartments”), new day care facilities, and office space to increase their capacity.

Overview

  • 60 total units, all be affordable to households earning less than 80% of the Area Median Income, “AMI” (See eligibility for more information.)  20 units will be reserved for The Carying Place Journey Home program participants, most of whom are at or below 50% AMI. Additional residential options, including townhouses and multifamily, are being explored on the 10 Kilmayne portion of the property.
  • The site is currently well serviced by local transit, is located adjacent to a commercial center and within walking distance of Cary’s Downtown.

Eligibility

Eligibility for most affordable housing programs is determined by the Area Median Income (AMI), which is determined each year by the U.S. Department of Housing and Urban Development. This project’s Development Plan has not yet been submitted for review, though the rezoning conditions require that, upon development, all 62 of the rental units will be rented to households earning at or below 60% of the AMI and all 9 townhomes will be sold to households earning at or below 80% of the AMI. Rent prices are not fully determined until the end of construction and will vary by applicant income and household size.
This property is within the Raleigh-Cary Metropolitan Statistical Area or (MSA) which includes Wake, Johnston and Franklin counties. The Federal Government (OMB) delineates these areas based on population as well as social and economic interaction. The income numbers derive from the ACS- American Community Survey data and are the standard for defining affordability used by federal, state, and local governments. The current AMI thresholds for the Raleigh-Cary MSA are listed here.
