In partnership with Laurel Street, an affordable housing developer, Cary is developing affordable housing at 921 SE Maynard Road – the first mixed-income development to be constructed on town-owned property.

About the development

Marigold Cary will be 126 total units with a mix of one, two and three bedroom units. 62 will be rented at market rate prices and 64 units will serve households at 30%, 60% and 80% of Area Median Income (AMI). The development preserves  42% of the site for green or natural area, integrates solar and green stormwater infrastructure and will be constructed to National Green Building Standard Silver certification. The development also facilitates the completion of the Greenway from Ryan Road to SE Maynard Road.

Eligibility

Eligibility for most affordable housing programs is determined by the Area Median Income (AMI), which is determined each year by the U.S. Department of Housing and Urban Development. For the 921 SE Maynard Rd Development, 25 of the units will be rented to households earning at or below 80% of the AMI, 26 to those earning at or below 60%, and 13 to those earning at or below 30%. Eligibility for the market rate units will be similar to other market-rate apartment buildings.

Rent prices are not fully determined until the end of construction and will vary by applicant income and household size, but are expected to be between $941-1875 for one bedroom, $1126-1335 for two bedrooms, and $1297-1335 for three bedrooms. Current rent estimates for the affordable units are based on 2023 HUD published income ranges and will adjust annually based on these limits. Market Rate rents may also adjust based on variations in competitive properties in the market area. The above estimates do not include individual rent prices for Wake County or Section 8 voucher holders which will be income-based.
